Spring Time 2008 in the Inner Banks

This spring has been very pretty in Pamlico County and the Inner Banks. Our weather warmed up into the 50's to 70's in early March. This year we had the wisteria, azaleas and dogwoods all blooming at the same time. It is unique that they were all in full flower at the same time. The Bradford pears were first to bloom in mid to late February. We have had some good spring rains so everything is lush and green.
Boaters have been out on the water all winter, particularly the speckled trout fishermen. Now, in early May we are starting to see the cruising traffic start to come thru heading north after their winter sojourn to Floriday, Georgia, Charleston and the Caribbean. My neighbor in his 39' C&C sloop came into Ball Creek on my birthday, April 29th after spending the winter in the Abacos.
Nancy and I took a spring trip to visit friends in Colorado. While we were in full bloom in NC we were treated to another snowstorm in the Rockies. I understand that everywhere north has had a lot of snow and that spring is still just a day here and a day there. Why You Need an Independent Buyer's Broker When Considering New Development Property

Many reason exist why you should use an independent, Buyer's Broker when considering a purchase of a home or lot in one of the great developments in Pamlico County or the Inner Banks. The number one reason is using Nancy or myself as your Buyer's Broker can get you the best value for your money. The number Two reason is that, due to our extensive market knowledge, we can save you from a costly mistake.
We have many excellent developments, both large and small, which offer a variety of amenities and opportunities to purchase waterfront and interior property. River Dunes, Arlington Place, Whittaker Harbor , Cutter Bay, Windmill Point,

Bay Shore Estates, Cribbs Cove, Mason's Point, and Summer Winds are just a few of the properties currently available that offer amenities and wonderful waterfront opportunities. Nancy and I stay up on all the properties, their benefits, issues and most recent prices. We can help you get the most out of your money. This costs you nothing, as all the developers have agreements to cover our commission. In some cases this cost may actually be less than they are paying internally, so it could save you some dollars.
However, in some cases, we not only can help you make the best deal, but we may be able to save you from making a big mistake. The developer spends in most cases big dollars on the project and the marketing. They have no interest in seeing that you look into other, competing developments that might offer properties at a better price or have amenities more suited to your tastes. I'd never say that the developer would lead you astray, but in some cases they are not very clear about what might be an issue to you. I know we have helped clients in several instances when they were not aware about issues concerning water depth, home owners association costs or issues, sewer and septic issues and related problems.
In some cases these issues can turn out to be real problems, not just a matter of taste or preferences. In one instance we discovered that a developer had not adequately described a mitigation agreement that developer had with the North Carolina Division of Water Quality. This problem has severely hindered the lot buyers ability to build and/or sell their lots, and may result in litigation. The buyers never consulted an outside broker and used the developer's attorney to close. Without any outside opinion or market knowledge these people ended up in a situation where they are not enjoying ownership in the area and may lose some money. The Big Mason's Point Auction, March 29, 2008



Mason's Point is a waterfront and interior lot development on the south side of the Bay River. It is near Timber Point to the west and Bay Shore Estates to the east, along Florence Road. This past weekend the owner/developers held an auction at the Sheraton in New Bern. I received many calls in advance of this event from buyers interested in the Inner Banks and Pamlico County. About a year ago the developer opened this development and did sell approximately 5 waterfront lots at prices of $300,000 or greater, and a series of interior lots in the range of $50,000 +/-. Since then, as with other developments, sales have been slow. It is my impression that this auction was more of a sales event than indicative of any problems with the developer.

The auction was attended in person by 40 or so people and got underway at 11am. It was also live online at the auctioneer website. The auction went through 2 rounds of bidding, and bids were received on all the lots. I talked with those bidding and they were builders and/or investors. I do not think they were individual lot buyers that wanted to live at Mason's Point. I do not know much about auctions, but, at the end of the two rounds of bidding, the reserve prices were put on the board. Since the reserve prices were higher than the bids, none of the lots were sold to my knowledge. The prices for the reserve put the waterfront lots in the $190,000 to $220,000 range. This was a considerable discount to the prior prices, but more in line with current market values. This development has great water views, but does not afford great depth for docks or large boats.

If you want information on lots along the Bay River that are both excellent lots and great values, give me a call as we have more than a few listings that meet this criteria. For a waterfront lot larger than one acre, with good view and/or water depth for your boat, the current market is around $200,000 to $250,000. This is down significantly from a year ago, and still much more affordable than Oriental or Broad Creek (where River Dunes is located) and much lower than surrounding markets like the Chesapeake, Beaufort/Morehead or Myrtle Beach. Once in a while we do get these premium lots for less than $200,000 but this is rare and usually dependent on a seller that has outside circumstances compelling a sale. When this does occur the lots sell reasonably quickly. Most of the waterfront lots that are less than $200,000 are for a good reason, such as shallow water depth, difficult home layout, etc.

March 29, 2008 - The Oriental Dog Parade



The Annual Oriental Dog Parade

This year the annual Oriental Dog Parade was held on Saturday, March 29, 2008. It was the third annual Dog Parade, and was again a big success. More than 120 dogs were entered and paraded, and hundreds of additional dogs and dog watchers viewed the parade. The parade went down Hodges, past the harbor and ended at Lou-Mac Park, where they held the judging. Many of the dogs won awards, which are plentiful in the spirit of the event. Everyone was a winner. Oriental does not have leash laws and many of our township dogs can be found at The Bean, The Tiki Bar, or other venues where people gather. Many of the dogs are known to most of the residents. Given the low traffic and slow speeds it all seems to work well.
One of the winners this year was Libby Ferdinandsen and her dogs, Skye and Barkley. Libby works with her dogs and they are high level competitors in agility dog training, have won many awards locally, regionally and nationally. Barkley might have won national honors a few years ago if he had not stopped during his agility track to bolt into the stands to grab a stray sandwich left on a bench. He still made the run in almost record time. He keeps clear sight of the important things in life. They won for "Funniest Costume" as Barkley came as "Biker Bark" and Skye was a lady sailor. Oriental Chowder Festival, March 15, 2008


We woke up very wary this morning, after all, it is the Ides of March. However, in Oriental, NC it is a beautiful spring morning and we are enjoying the Oriental Chowder Festival. We had approximately 20 entrants in the chowder cookoff, and, as you can see, it was a great success in both attendance and culinary showmanship. The entrants ranged from local fire departments, to challenges between the restaurants and chefs, to long term residents that just know their recipe for downeast chowder surpasses all. It was great fun and a great opportunity to see friends from all over the county as well as the Inner Banks area. Quite a few people took advantage of the great weather to boat to the Chowder Festival.
